Full estimating support

New community and hospitality buildings at the Lorne Pier precinct, including rebuilding the pier itself: a fully exposed coastal site with marine corrosion considerations and works in sand. Full estimating support.

Client GORCAPA. Architect NMBW Architecture Studio.
Marine corrosion and works in sand are not finishes questions. They change the structure, and the structure is most of the money.

What we measured

A coastal site rewrites the bill before the buildings do. Exposure, corrosion and sand all price before anything gets a finish.

On the drawing set

Design and construct puts the undocumented risk on the builder. On an exposed coastal site that risk is mostly durability, so the bill has to be explicit about what the specification does and does not yet say.

The job in full

Point Grey is a $15M–$20M community and hospitality project at the Lorne Pier precinct in Victoria. The scope covers new community and hospitality buildings and rebuilding the pier itself. The client is GORCAPA and the architect is NMBW Architecture Studio. Costimate provided full estimating support.

The site does most of the arguing. Point Grey is fully exposed coastal, which brings marine corrosion considerations into every structural and external item, and it involves works in sand, which changes what the ground can be asked to hold.

Corrosion is a specification problem that becomes a quantity problem. Coatings, fixings, concrete cover and material grades all move together once a building sits in salt air. Priced from an inland benchmark, a coastal job reads cheap and finishes expensive.

Rebuilding a pier is marine work, not building work. Plant access, tides and temporary works all sit in the price, and none of them are visible on an elevation.

Delivery is design and construct, so anything the documents have not settled sits with the builder. Point Grey is on the record for full estimating support and a risks and scope gap review, and it is one of the coastal projects behind our Geelong page.
